RealtyTrak listings are very deceptive. Here is a post that explains the whole thing:
Let me know if you have any questions.
I’m not sure whether you have been formally Pre-Approved. As far as buying, this is your first step (not a pre-qualification, see:. http://www.Steven-Anthony.com/default.aspx?pp=39377 for the difference between the two) so you can be ready to act when you need to, or be aware of any issues that may prevent you from buying when you want to.
To avoid being "RealtyTracked" again, and assuming you would like to continue searching for a property on your own, do so via http://www.Realtor.com as they load ALL listings from ALL Assoc. of Realtors MLS systems automatically. If you are looking for a source that is icon/map-based with easy to use controls contact me offline via email and I'll send you the link.
Of course, I would be please to help you in your search, if desired. Please review my Trulia Profile for professional/academic achievements and Client Testimonials. All I need is search criteria and I'll get started.
If you would like me to set you up with an automated "search agent" that emails you candidate homes meeting your search criteria (price, square feet, bed/bath, etc..) just shoot me an email with what you are looking for.
Best Regards, -Steve
What you are seeing is that the lender for this home has recorded a Notice Of Default (NOD). Meaning that the owner(s) basically have failed to pay their mortgage payments.
The company that distributes that information, RealtyTrack, gets it from the county Recorder's office, since it is public information.
Just because an NOD has been filled, that does NOT mean that the house is currently on the market for sale.
If you are interested in purchasing a home that indeed has been foreclosed and is bank owned, please contact me and I will be happy to provide you with a list. Or, you can view everything that is currently available for sale at: http://www.nahidsellsre.com
Finally, if a home becomes bank owned, the bank will sell it for what the current market value is, NOT what the owner's still owe on the property.
If you would like assistance and my tips on presenting the strongest pre-approval with your offer feel free to give me a call. I would love to assist you. I have an office in Pleasanton and would be happy to guide you through your financing.
This is a RealtyTrak home. I'm not sure if you will get a response from them. If you like and you are not represented by an agent, I can help you with this. Please read my profile and let me know if you would like my expertise.
