I agree with the other agents. If the property is priced right and it is in good condition it will sell and quickly. From the recently sold comparables in the Green Acres area I see that the most recent sale of a townhome was $65,000 which was a "short sale". Of course without seeing the property personally I could not give you an accurate list price. I am a realtor in this area with Coldwell Banker United, and your chances are excellent if you are willing and able to price it competitively with other homes on the market. We have seen an upswing in activity, interest rates are still low even though mortgages have become harder to get. A fair price sells the house, and there is a lot of military moving starting to take place in the entire area. Of course, remember that no one has a crystal ball, either--price it right and your chances are very good!!

Properties are selling every day. It will sell if it is priced competitively, shows well and your are willing to work with a buyer ie. closing cost ect. I own my own my own brokerage and I'm most completive on Commission. http://www.UberRealty.com I can be reached at 850 499 2940.
If you get a low offer don't get mad just work the offer till it works or doesn't.
Do not start to high of a price, and work you way down. You end up selling for less a lot of the time.
