We are looking to relocate to N FL/S GA coastal area. We'd like guidance on good safe areas to live.

What are good safe areas in which to live? We would prefer a house to a condo. 3/2, 2000-plus sq.ft? Waterfront ideal not necessarily beach front. What are considered reasonable prices? How is the availability of homes for sale? We're considering Fernandina Beach, FL area plus Tybee Island/St. Simons Island GA areas.

Susan, I appreciate the answers that you have already received however, I live on Tybee Island and I have seen a lot of flux in home pricing here on the island. I am an REO specialist and have seen some amazing deals people have scored on foreclosed homes, some at 50 to 60% off value. I work for a company that sells more HUD homes in the southeast than anyone else. I have co-worker/associates in FL and GA coastal areas in most all of the desireable areas you say you are looking in. Hi Susan! Are you still in the market to purchase? I just wanted to follow up since it's been sometime since you posted this originally. Because "Safety" is a subjective term, it's an area that we as professional realtors cannot really discuss since everyone's opinions are different.I do recommend checking out websites like raidsonline.com - that's an interactive crime map that shows crime by location, type, date, density, etc.

Tybee Island is a really great place! Lots of nice properties available. What price range are you interested in?

Safety is a difficult question to answer. I recommend that in Savannah GA you go to this source for the statistics you need. The Savannah College of Art and Design has some wonderful statistics on the downtown area as well. What I can say is that the quality of life is wonderful in Savannah. Like most places we have a range of prices and houses from cottages to estates. Waterfront can be on the Marsh, Riverfront or Oceanfront. There is waterfront in Savannah as well as Tybee and in Richmond Hill as well. I would encourage your coming to visit to see what our communities have to offer. I am a Realtor in Camden County which borders Florida and Nassua County (Fernandina Beach/Amelia Island)and Glynn County (St. Simons/Jekyll Islands). We have lots of properties on the water, with water access, marsh views, and more. And we have some great new patio (condo) type homes. It will give you all the crime information for the area. The prices on Tybee can be anywhere from 300k to 3 million depending on location.

We have a beautiful deep water lot in Middleton Plantation (Waverly, Georgia).. It is worth much more but would love to just get we paid for it + any closing costs back out of it.. Here is some info about it..

This homesite is 1.26 total acres (Lot 26 of Phase II) of Middleton Plantation. Conveniently located by the entrance on US 17 and right down and across the street from the new model home being built. For areas like you are suggesting I would like to suggest using a firm that specializes in vacation and retirement homes. These area's are mostly resort so they will be able to look across the whole spectrum and help you find exactly what you need.
