Holly Goscha, Both Buyer and Seller in Franklin, TN

What is the buzz on the Riverwalk neighborhood? Is it a good investment?

We are thinking of buying in that neighborhood but may need to sell again in 2-5 years. We love the neighborhood but recognize the risks with it being Davidson county schools. Any thoughts on that area (37221)? Thanks!

Sherry Hefner on my team lives there. Overall I would say yes. I will give you one piece of advice from someone in the know...
Be EXTREMELY careful with new construction here. I have multiple attorneys that will fill you in on the details, if you would like to here them.

I am not sure if you are still looking, but you might want to check out the new subdivision in Bellevue called Avondale Park. Beazer and Fox Ridge are building there and it is in the saught after Harpeth Valley Elementary School district. There are some great deals to be had there right now because they just started building. They are planning on having a pool, walking trails, underground utilities, sidewalks, and should be as nice as Riverwalk. It is on the other side of the I40 down McCrorry Lane! The location is more convenient in terms of proximity to shopping and the school. You could walk to Harpeth Valley and the Publix shopping center if you wanted to, though there aren't sidewalks on Old Harding yet. The Colonies also offer a community pool which is another plus. If that area appeals to you, check out Stonemeade and Traceside too. They are in the Harpeth Valley school district and have similar community amenities.

Thanks for all of your thoughts and comments. Today we looked in the neighborhood, The Colonies, off of 100. We really liked the house and that it is in the Harpeth Valley School District. Any thoughts comparing the two? Thanks so much!

Riverwalk is a delightful community which still has parts of it in a new construction phase. For resale value, a new construction community is a risk because you will be competing with brand new homes... However, development will continue to be popping up all around in that area. With that situation, my gut feel is that it will continue to be a thriving area. But caveat emptor - you can never tell the future!

Builders change names and company names and have various coporate identies. The BBB will not tell you the entire story.

It will not take very much digging by your agent, if you have one, to figure this out. It is not entirely appropriate for us to make specific references outside of the context of a fiduciary relationship with a client. We offer advice in this social networking context, but I do not believe most agents would specifically mention a name in this forum - you will need to fill in some blanks. Good luck and be careful.

Log on to the Better Business Bureau's website and enter the name of the builder you are looking for.

Sale prices in that subdivision averaged $259,333 over the last six months versus $249,589 for the same six month period last year. The average square footage of homes sold in the most recent period was 2338 versus 2210 for the previous period which accounts for some of the price increase, but clearly the market is appreciating. My crystal ball says that neighborhood should hold it's value so I'd say go for it. If you are considering new construction, be careful about spending a lot on upgrades. They don't always bring a positive return on a short term investment. I'd also second Steve's comment about knowing your builder!
