Also, by using an agent, they would know exactly what is going on in those neighborhoods. For instance, I could pull up comps for you myself, but I personnaly don't know what is going on in the area to give a more acurate price range.
One other thing, three and four bedroom home can vary greatly in that area. If you let me know what your home is (exactly) I would be able to narrow the search down further to give an even more accurate number.

The other answers you received are also good advice. Us Realtors can spend hours evaluating the comps for clients so hiring a Realtor to help would be in your best interest.
