We are military buyers, expected to move in 3-6 years looking to buy in the Oceanside or Vista area with the

potential to rent the property after we move. What are some key points to consider in CA real estate to make buying a wise investment? If we live on base, we would loose on $2200 a month paid by the government for housing.

Hi Hilary, one of the keypoints in your situation is whether or not the area is a hotbed for rentals. As some of the other answers have stated, Oceanside and Vista with their proximity to the base, are very good markets for rentals. When my Girlfriend was telling her financial advisor that she was thinking of an investment property, she told her to find a place in Oceanside or Vista due to the base, and the need for the military to rent. In fact, her and her husband own a rental in Oceanside.
You can get a lot more house and property in this area, making it a very desirable place to purchase now.

My advise is start looking around. As we all know the market is filled with opportunities for buyers and it does not cost you anything to start the process and see what is out there. $2200 housing credit is fantastic and many people would kill to have that $2200 credit. To help with your decision I would like to suggest that you first start shopping for a loan. See what you can afford and how this $2200 may help you achieve the American Dream of homeownership. Remember a lot can happen in 3 to 6 years...you may stay in town, you may leave, you may rent your home, you may find the market has picked up, you have enought appreciatation that you want to sell. Let's get you started...call Navy Fed and see what kind of purchasing power you have.

Hilary - It is a buyers market here in North San Diego County right now. It is difficult to predict what the market will be in 3-6 years. The current market conditions is great for buyers. Oceanside, Vista, Fallbrook and other North San Diego County cities have large inventories of homes to choose from
at very attractive prices. Today the rental market is good. I cannot forecast the rental
market in 3-6 years, except to say with Camp Pendleton we will always have Marines looking rental property.
