There are not many of these homes left in the under $300,000 category. There are quite a few choices in the over $300,000 category.

Our inventories of properties in Key West and the Lower Keys is higher than ever. Buyers have many choices and there are homes currently active in all levels of disrepair. You need only search our local MLS which you can do through my website http://www.davewileyproperties.com or I would be happy to send you the available conch style houses that are available should you desire the info.

Prices here in the Keys are down to where there are some really good values and buyers are in the driver's seat when it comes to negotiating.

Just remember, in this town, in need of renovation is usually one termite away from dust. And most properties are Realtor owned, as in 2003-5/6 they were all quite busy buying everything before it came on the market and then reselling to other realtors, which means "owner is a licensed realtor" also means "owner bought a dozen houses and is dying to sell".

Key West is a great place to live, and I've been here long enough to see 800sq ft cigar homes go from $250K to $650K and back down to $250K, mostly thanks to realtor greed.

Hey, check out 517Chapman Lane. It's classic conch, great location in Bahama Village (quiet street, two blocks from entrance to Key West best beach Ft ZacharyTaylor) and does have potential with a fair sized backyard. House has new paint and old old dry rot and termites. Under the pink skin is a major fixer, but a cute place.

Good luck. - AB

Now is a good time to consider buying a conch cottage in Key West. You can search the entire Key West mls website without any realtor "help". Go here:http://keywestmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Ke…

I did a quick search of conch cottages in Old Town under $1 million. Go here: http://keywestmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Ke…
