When should I sign a lease for a 2009-2010 school year?

I'm a college student rooming with three of my girlfriends for the upcoming 2009-2010 school year and we'rein the process of apartment shopping because everyone told us we should start in January. But since we've started our hunt, we've encountered many places who want an immediate lease, which we can't do because we won't be moving in until June at the earliest. When should we start looking? If we are willing to move in for the month of June is it possible to sign a lease now?

Keep looking. You may be able to find an owner that knows their renters are not going to be returning next year. If they have underclassmen in place as renters now they may be waiting to see if they will be returning for next year's classes.

As the owners become aware, things will open up. Don't panic...but continue to search

Some places will let you sign a lease and out a deposit a few months in advance and some won't. There is no law or rule.
My advice is: If you are going to rent near your school, the landlords are aware of when you can move in. So dont be afraid to tell them your situation and ask them if they will hold the place for you until June with a one or 2 months deposit.

You could sign a lease if tenant has turned in their notice you little early best to search 45- 60 days prior move.
