just trying to get myself and girl friend and kids a place to live but i have low credit score

(To Manu of Queens NY) That's not true about FHA. They require your credit score be at least 620, so if by having bad credit your score is lower than 620, then some work needs to be done regardless of your income situation.

http://www.hud.gov/local/index.cfm?state=mi I would agree with Michelle most lenders have tightened their requirements. The companies available in the Housing Counselor links can assist you in getting your finances under control which will increase your credit score. There are also several Home Buying Programs for Michigan residents.

Your County may also offer free housing counseling for residents.

Lee, I see you are in Sparta. Depending on how low your credit score is you may have to do some repairs. Contact I.C.C.F. - 616-336-9333. They are a non-profit who helps people like yourself. They have free credit counciling/repair. They also have a number of programs, such savings match, home ownership classes and rentals.
If you have money saved there are number of land contracts out there as well. So while you are working on your credit you can purchase a home on a land contract.

Dear Lee,
Low credit score is no problem. In FHA, all u hv to do is provied income dox, showing you cover your mortgage payments.
