Jonathan Levy, Both Buyer and Seller in 29926

Any suggestions on how to market a Bahamas oceanfront condo in the US?

Property is listed on a non exclusive with a realtor in the Bahamas but traffic is slow and the property is unique in its price range $275K. I want to drum up some business so i cvan sell and buy a condo in Ft. Lauderdale.

Hi Jonathan:

You could certainly have it listed with an agent here in South Florida. As you know, our proximity to the Bahamas makes for a good buying "audience" in this area. If it were listed on our MLS (Multiple Listing Service) under "Other Areas", it would reach Realtors in Palm Beach, Broward and Miami-Dade and the Keys. As you have a non-exclusive with the Realtor in the Bahamas, there should be no problem having the property listed in with both.

There are also several websites that should carry this listing. Some are automatically fed by the MLS and others are listed personally by the Realtor involved.

I would be happy to help with this and also to offer any assistance with your Fort Lauderdale condo - it's a super time to buy right now, but of course, you will need to focus on the sale first. I would definitely recommend Craigs List too.

The best solution I can present you with is to work with a Coldwell Banker agent - the brokerage is well connected internationally, its listings appear in multiple websites,,,,,, and dozens more that I can provide you. Most buyers (84% in fact) start looking for a home on the internet. Therefore it is VERY important to use a brokerage that is well entrenched, equipped and progressive in the internet. Coldwell Banker is just that!
Once you sell your condo in the Bahamas, you can use the company that sells 1 out-of-every 3 homes in Florida - Coldwell Banker! Anyway, enough touting the corporate brand. Whoever you go with, that company needs to be well presented on the internet. That is where the buyers are. Then, get plenty of photos online, at least 6-21, enough to show off your property. Again, buyers are drawn to properties that are well presented. Look around at your competition and see how you compare. Clean up your property and neutralize it - stage it to sell. You are to look at your property as an item for sale, and how it appeals to buyers. People do not want buy your home, they want to buy their next home. Depersonalize it, make it warm and inviting and improve it with small inexpensive touches. Anything that may be worn out, replace it. Good luck!
