Lise, See if the state of Washington has a professional Fiduciary Services organization. Here in California we have such an organization of professional fiduciarys who basically are chosen for their trustworthiness and impartiallity to administer one's estate if they should be physically incapable or pass and wish to have a trustee who has no vested interest in the outcome of the estate's settlement. These folks have many connections to attorneys and have many properties to sell. I have an ongoing relationship with one and last year represented him in the sale of over 10 properties totally in excess of $5,000,000.

Hi Lise. That sounds like a good plan. While probate attorneys most likely will have to obtain a valuation from a full-fledged appraiser, you could offer to do a back up CMA for them. Many times, probate attorneys have to submit several CMAs to the court for consideration and then the court will decide who gets the listing, which is a good thing because you have to be careful due to RESPA limitations. My suggestion would be to also include the court's probate administrators in your marketing plan. Like any new marketing plan, success will not happen over night. Good luck with your endeavor.
