Dana is right. Realty Trac gives notice of default and foreclosure. The homes
that appear there are not necessarily on the market. Folks who are in default
now, still have opportunity to catch up their payments - some will. There is an
orderly progression that a house in default goes through before Clear Title is
available and the home can be sold.
There are several reasons for you to pick a Realtor you want to work with:
1. Banks dislike working with nonprofessionals.
2. And most of the homes that you are interested in will hit the mls with clear title so they can be sold.
3. A Buyers' Agent is your Advocate.

Knows the ropes already.
Can send you all the bank owned/foreclosure/preforeclosure listings for free.
Can get you inside the homes.
Can pretty near figure the marketable value of the property. So, you don't offer too much.

I would suggest that you do some research (search on Google) about customer satisfaction with Realty Trac. Short answer: sign up for the service. Long answer: There are various stages of foreclosure, as you can see on RealtyTrac. At some point, the bank or owner will place the home on the market. Homes being marketed on the MLS are probably on RealtyTrac, too. I have tried to go through the mapping feature, and determine the house address from the photo, but it doesn't always work. Mapping is determined by the coordinates, so camera may be pointed to the wrong home. If you would like to find homes in 46227 Indianapolis zip code, go to the search link at the site below. Realty Trac is not a listing site. They publish notices of default & foreclosure from the public records. these houses are not on the market and the seling prices have yet to be determined. if you are interested in purchasing a foreclosure,I suggest you get a local agent to work with you on this.
