at $265.000 about 6 years ago and due to the currentl market conditions I have been unable to sell. I have it now for $139,000 . I would prefer to get it sold and consider any reasonable offer. I would prefer to take less and not do a land contract. Does anyone have any suggestions? We do a lot of auctions here in my area but I have been told they are not that successful in most areas of Michigan. Is this true?

There are four factors that effect the sale of any property.

Condition - Market - Marketing - Price

If your property is out of line for any of these four items, then it will take longer to sell or won't sell at all.

I'm not sure about auctions in your area, but an agent in my office drove buyers to two this week. They were able to purchase homes between ten and twenty-five cents on the dollar. Of course these were Distressed Properties, as are 50 percent of the homes selling in my area. Hopefully Prudenville is better.

If you are not working with a Realtor(R), I suggest looking at Sonya's online marketing efforts. I chose one featured property at random and that lakefront home was on over 180 websites. By the way, Sonya has a very good online reputation as you can see from her answers in her profile.

If you would rather interview more than one agent, I can refer you to someone that works all of northern Michigan in my office.

Hi Lisa, my first question to you would be is it currently listed with an agent? My other questions would be how did you arrive at the $139,000? Is that figure from a recent CMA? Does the house show as well as it can? Is the house extensively internet marketed with multiple photos of good quality and a virtual tour? These are the things that are extremely important in todays market. Also, that you have had the necessary exposure to the market is long has it been listed?
