There are four factors that effect the sale of any property.
Condition - Market - Marketing - Price
If your property is out of line for any of these four items, then it will take longer to sell or won't sell at all.
I'm not sure about auctions in your area, but an agent in my office drove buyers to two this week. They were able to purchase homes between ten and twenty-five cents on the dollar. Of course these were Distressed Properties, as are 50 percent of the homes selling in my area. Hopefully Prudenville is better.
If you are not working with a Realtor(R), I suggest looking at Sonya's online marketing efforts. I chose one featured property at random and that lakefront home was on over 180 websites. By the way, Sonya has a very good online reputation as you can see from her answers in her profile.
