How much should I offer for a 3BR, 2.5br, 20-year old townhouse in north edison?

No garage and no basement.

The realtors always give us such a diplomatic answer. Dude, townhomes in edison are very much in demand. There are too many desi folks with a pile of cash saved in the bank, are moving in to edison. I dont think you will get anything for less than 375K, unless its really crappy.

all u need to do is to checkout the townhouse community that u like, drive thru it and u will see the different areas, that will determine price + upgrades. with westgate at this point , price also reflects supply and demand. with westgate, there is very little supply, remember some look at the RR tracks, some enjoy the 4 seasons right from their LR with an unobstructed view of the woods.

You need to get your own agent, that is solely representing you and they can help you formulate a realistic offer.

i have done a lot of research on selling prices. my home is in westgate, backs up to woods, does have a finished basement, already waterproofed, designer w/w carpeting, open loft. every thing updated. Floor to cathedral ceiling whire stone fireplace. i have just listed it at $384,500 and have already received offers BEDORE our first Open House.

I have to agree with both prior answers. You definitely need a buyer's agent representing you and you offer should be based on the most recent sales comps and then adjusted accordingly due to the market declination (about 1/2-1%) per month from under contract date not the closing date.

Hi Prashanth, Are you talking about Heatherwood Villas? Your offer should be based on location, condition and the comparables in that development.
