Comparable Averages

Average Days on Market: 112
Average List Price: $546,866
Average Sale Price: $521,917
Average Price Change: -3.70%
Average Square Feet: 2404
Price per Square Foot: $217

GOLDEN (Includes both the mountain areas such as Coal Creek Canyon as well as the city area)
Comparable Averages

Average Days on Market: 110
Average List Price: $431,165
Average Sale Price: $415,250
Average Price Change: -3.17%
Average Square Feet: 2120
Price per Square Foot: $196

MORRISON (Includes both the mountain areas including Highway 285 as well as the city area)
Comparable Averages

Thanks, Jody! This is very helpful. We are in the process of selling our home in the Washington, D.C. area and just getting an idea of the greater Denver metro area. Still not sure whether we want to move to Denver or just outside yet, or even another state altogether, so just trying to get a feel for prices and the market. This question is a good one. Sometimes the days on market can be a little mis leading. It depends on the amount of short sales and the comps in the area. Morrison and Golden seem to be doing well and the right home at the right price will sell fast. Rita in our office spends most of her time researching market stats.

Hi Ann,

Go to REALTOR.COM and e-mail a REALTOR in those areas. They should be able to provide you with all the stats you need from their local Multiple Listing Service.
