I found a house that I like, however, the neigbouring community is Mobile House Park.

My question is how it may affect the price and appreciation of my house, taking into consideration, that my neighbour behind the fence is a Moble house?

You already seem to know that a mobile home park usually is not good for neighboring home prices, but you need to look at that particular neighborhood. How long has the mobile home park been there? How have the home values appreciated in the past? If you're getting a good buy, and the appreciation has been there in the past, then go ahead.

The value of the house would be less than if it was situated in an all residential neighborhood. Appreciation will also take a hit. The only plus to a home that backs to a mobile home park is that it will be less expensive to get into in the first place. Given other options, I would suggest another location. Also, that mobile home park could be sold or developed into another high density complex. This would be a longer term project, but if it happened...say good buy to any appreciation.

It depends what the park is. There is a very large over 55 mobile home park near where I live. The homes go for up to 300,000. There is also a mobile home park in East Hampton that gets some pretty high prices. It mostly depends on the area and on whether or not the park allows residents to rent their units out.

Hi Toni,

Quite a few of the new developments (particularly the new construction in Sunnyvale 94089 for example) are neighboring mobile home parks. Price and appreciation go hand-in-hand in a community. The same house that was not near a mobile home park would probably sell for a better price and receive stronger offers.
