Maria & Todd…, Both Buyer and Seller in 206 Brooks Lane Winder...

Any suggestions on selling then buying without renting in North GA?

We will be listing our house in Winder (value approx $110,000) and buying in North Hall (max $135,000), closer to work. We would like to be able to do this without having to rent short term - we have kids and dogs. Any suggestions?

It is pretty common to have the closing for the sale of your house and the purchase of the new one back to back, or two days in a row. It is more stressful, like worrying if your buyer will fall through, but it can be done.

Try to give yourself a little extra time in your sale between contract and closing - 30 days is normal here, if you have 40 then you can take 10 days to find a house and 30 days to close it. Get in touch with an agent in the area you are moving to and establish a relationship, take a look at the neighborhoods you are interested in and narrow down where you want to live. I wouldn't spend time looking at lots of home - they may not be there when your house finally sells. Once you get an offer tell your buyer agent "GO" and get together to find a house, make an offer, etc.

Your listing agent should be able to help you coordinate the sale, and help you make the contract you get as solid as possible so it actually sells. If you use the same agent on both ends it may be easier for them to coordinate both closings.

I definitely agree with Bill... you need to consult a great agent in the area where you want to sell and buy.

In most area's of the country, it is difficult enough just to sell your house, forget worrying over moving twice.
You need someone to help you with this. If you want some recommendations on good agents to get advice from let me know. I know a few great agents in GA, but it depends on how far you away from Atlanta.

Moves can be challenging. Our best recommendation is to contact a local agent that knows the area market specific to your needs and have them email you sample properties that match your criteria. In today's real estate world you have the tools to access these homes but the benefit of using a local agent brings to you the knowledge of the area and an insight that you can not access on the internet
