New luxury condo complex in Branford. Why so few buyers?

it has only sold 8 out of 30 units since it has been on the market in '06. Does anyone know anything about this complex, and if not, what are common reasons for such lackluster sales history?

These are beautiful condos -- The prices are higher than typical for the area and some offer partial views of the train station. Branford condos in this price range tend to be either situated closer to the beach., or you can find lovely homes in the area for this price. Keep in mind, although Branford offers a lot of condo alternatives, most of the buyers (especially in this price range) coming to the Shoreline,opt for single family homes.

The reason there are so few buyers is the complex has some design choices that don't fly with people.

First, none of the units has a water view. Why build something right on the shore if you don"t have a view of the water. You walk around in the unit and you get no indication you are on a New England shoreline.

Second, the furnace room is in the master bedroom. You have to listen to it hum while you sleep, poor.

Third, the windows are too small. This building was designed for Atlanta not CT so the building is built to stay cool. What about winters in CT when you need light?

Finally, the balcony is in front of the bedroom windows. Why not put a balcony in front of the living area with big windows or a glass door?

They have some really nice finishes and fixtures in this place, but it's hard to overlook some of these design choices.
