Which one is better Mission Hills or Cupertino? We have been looking for houses for past 6 months. Our budget

is around 1M. But we cannot make up our mind between various areas in south bay vs. Mission Hills. We want atleast 3-4 bedroom with 2-3 baths and good backyard. stay for 5 yrs. Any ideas based on how house prices have performed in these two areas in past year?

and Sacramento. Avoid all this counties. Check what county is Mission Hills and Cupertino. Find a Mortgage Professional you can depend and trust before you jump to find a buyer agent. Make sure you get what you want. If this is your first house, make sure you work with a very knowledgeable Mortgage Specialist and buyer agent. Dont buy if the area has so many foreclosures. There is Sunnyvale - Zip 94087, West San Jose - Zip 95129, and small pockets of Los Altos and Santa Clara with Cupertino schools. You can find a home upto $1 million for sure.
Being a Cupertino resident, with kids in Cupertino schools, i personally would recommend buying in Cupertino. Mission district has been known to change boundaries, so one has to be very careful when buying to try and remain within the school boundaries one wants.
You can go to the school district website/s and look up which schools are attached to any particular home.

DJ I did a quick search and while not all schools are graded, those that were had higher scores on average in Cupertino then Sunnyvale. If you look at the 94087 zip then they too have clearly higher scores then the rest of Sunnyvale, so that would be an option too. Glen

How about Sunnyvale with Cupertino schools compare as well?? 94087 zip?

I personally would go with Cupertino, but everyone is different. How close to you need to be to work, to shopping, to your hobbies etc. Schools are always of high value in a resell situation. Even if you don't have school age kids the next buyers might especially in the 3+ bedroom market. Go to for current testing scores. Not necessarily a prediction of the future, but can give you a good idea short term.

Firstly, are you working with a Realtor? If yes, then he/she should be able to sit down with you and discuss all aspects, and pros and cons of each area, taking into account your personal needs! I have put clients into homes in both areas, and have always taken the time to sit down with my clients and understand their individual needs, and then help them best meet those needs. Each family has what is most important to them,and it is so different for each family! You CANT ever go wrong buying in Cupertino!
If you dont have a Realtor, I suggest you work with a good Realtor, who will guide you through the process. I live and work in Cupertino, my kids go to schools here, and I would be happy to meet with you and take exceptional care of you.
I also work as A public Safety Commissioner with the City of Cupertino.
