You can give me 15K per year, and I will give you a 100 over priced listings.

"ACT NOW!!! and receive 50 worthless listing per year for only $4999.00....You must call within the next 30 minutes."

So your question should be..
"If a realtor spends $15,000 per year on marketing how many SOLD listing do you think they should have ?"

Hmmm....$41.09 a day.
$288.46 per week
$1,250 per month.

I do not know what the market is like in Alexandria, VA, nor have I ever been there, I`m sure it`s nice.

What is marketing? Marketing really means so many different things to so many different people.
Amatures can have a great, free marketing idea, and pros can spend a ton of money on a terrible idea.

So How many people contact your office, because of your "Marketing" matters more than how many listing you should have.

So if I`m am spending $41. per day.
I better get 10 phone calls a day. That`s $4.10 a call. That`s barely acceptable.
Myself I would want 41 calls per day, however I can be I`m told.

How you close them on the phone is up to you.

Again, I don`t know VA, however I would focus more on buyers than sellers in this market.

P.S. Once upon a time I had a great, can`t fail "Marketing" plan, that cost me $47.00 a phone call......that lasted too long, because of the contact that idea came with.

Our Team carries between 100 and 130 listings most of the time. We use many of the free web venues and also maintain our own web site with the assistance of Advanced Access. The amount of money you spend is not the solution but how you market yourself. We find that just listed and sold cards are our best tool followed by many exposures on the web. We have just gotten on Active Rain and Trulia and are expecting great things as we learn to use them.

It's always good to have a mix of marketing strategies. I work in lead generation for a company called Reply! Inc. and have found that our agents that nurture a pipeline of about 10-20 prospects per month will consistently turn their prospects into 1-2 more listings a month (that's the national average for closing). The rest they will put into some sort of drip marketing campaign, giving them direct access to their website at all times. At $55 per valid buyer or seller lead, this conservatively translates to about 550 dollars per RE transaction (not including the drip contacts).

Some people create expensive websites (which is always great to have for your returning clientele and for people you can refer to it) but in the end, the NEW prospects asking for an agent will always be your main focus and they may not always find your site first. Direct marketing is even less efficient.

Most lead generation websites have million dollar national budgets and it's very hard to compete with that just for a small demographic. If you'd like an available lead projection for your area, feel free to give me a ring.
