Kaeina, Home Seller in Louisa, VA

My house is in Louisa, VA (Goochland County) right off of I-64. 3.5 acres, 3bd/2 1/2 bath, 2271 sqft. priced

at $289K. We are below comps but we haven't had 1 showing in 1 month. Our realtor has been advertising in C'ville and Richmond but, nothing. I'm not sure if I should post a link to the house here or not, would that be disrespectful to our realtor? She had 6 other realtors come out and look at the house and they all agreed that it's price correctly and that it shows very well. I'm not sure what else we can do. (Besides sell it for $1) LOL! Any advice on how to get people out to little old Louisa?

I know that your area is suffering quite a slow down. You can wait and see what the market brings. You can have your agent do some creative things, ie open houses for buyers with drawings for dinners, etc.
You could offer some seller financing... that is always a good motivator.

Make sure your house looks and smells better than any house in your neighborhood for sale. Sometimes it takes up to 90 days for a house to even "penetrate" the market. Try to be patient... but remember to be creative.

You'll have to be patient! Realtors don't waste their time and money advertising a home that they don't believe they can sell. More than likely, if your house is listed on the MSL in your area, it's already featured on several internet sites - most are picked up by Realtor.com and that's where most "out of area" buyers start. Buyers are taking more time to make a purchase decision. Keep the house clean, and wait for a nice warm afternoon for an open house. No, it won't sell during the open house, but perhaps someone will come and see it and tell someone they know about it! It just takes the one "right" person to come along, but it takes time!

Thank you for your answer Keith. I must say that I agree to disagree with you. Not because you are being negative but because as you said you "do not work in my market". My Realtor keeps up on any homes that have sold in our area and unfortunately the last one that sold was in November of 2007. Our home went on the market in February. So, I believe we are priced right. I think just like everyone said, it takes time. Especially in a rural area. We aren't in a neighborhood in the city where tons of traffic come by everyday. Please don't interpret this as being "blind" or "in denial". I do know that the market is in a horrible place right now. And I do know that it is going to take a while for our home to sell.

I do not work in your market, so this is a disclaimer. I disagree with the other posts.
Statistically a home that sells in the first 30 days sell closest to asking price. The good deals sell first, leaving the rest to sit. The buyer that buys your home sees it with a Realtor 90% of the time. So if your property is not being shown, that indicates that the Realtors do not think that it is a good deal.

I don't care what the other brokers say. If the home does not have ten showings or two offers in two weeks, we adjust the price. Other benefits help- include appliances, help with closing costs, homewarranty, include patio furniture, etc.

IMHO the market is speaking so loudly you cannot hear it. Here is a question to ask your Realtor. How many homes, like yours, have sold since your home hit the market. If ANY have sold, look carefully at them.

Sorry to be "negative' Your situation and market could be really unique, maybe your home is. But in MOSt cases the statistics I mentioned are the truth. Remember, we don't make the market, we just interpert it.

Thank you for all of the comments. I understand it takes time and we are very happy with our Realtor, she is a very hard worker. I agree with you 100% that it just takes the one "right" person to come along. :) We have an open house scheduled for April 6th so we'll see if we get some lookers. I don't even care if we don't get a offer from it, I just want people to see how shiny and clean it is! :) LOL!
