Fair market value for golf estates (behind live gates) in Brookside @ $150/sq ft to $200/sq ft?

I am looking to buy behind the live gates in Brookside. The asking price for homes has come down, but is not quite in line with the rest of Stockton. I don't expect that it will match up with the rest of Stockton or the current average for Brookside itself, but it just seems that the current market is overpriced by about $100 per square foot. Besides the Spyglass area, nothing else seems to be reasonable given the current market. I know that this area is desirable, but is it that exclusive? How is this area able to resist the current market pressures?

Good question and it does fall into an exclusive neighborhood to live in in Stockton.

This is the only gated, golf course and deep water channel lined area with clubhouse in Stockton and it is in a desirable area, March Lane and I-5 location. You will not find a similar location with these ammenities else where in Stockton. Sure there is the Elk Horn area, non-gated and no deep water or easy city access location near area restaurants etc. Stockton Golf and CC also is a nice area but vastly different.

Like your verse says: Now faith is the substance of things hoped for, the evidence of things not seen. Perhaps this location also is a substance that currently you're not seeing. I love that verse! Rest assured that the home prices there are where they are for a reason, seen or not seen, and they are much more reasonable now as opposed to previous years. The quality of the homes can be unmatched in other areas of Stockton. You have good taste and there are nice homes there for you to choose from.

I agree with you that some areas seem to be overpriced, but compared to what? Not all areas of Stockton will fall into the category of worst place to live. The prices will hold up in any area where there's a supply & demand issue. Right now there's still a demand for someplace special in Stockton.

I'm surprised as anyone as to the per sq foot price of some SOLD homes, but people will always pay more to get more...even if it's just more of a feeling.

I might be preaching to the choir here and not telling you anything you don't already know, but gated Brookside will always command a higher premium.

If you are interested, I own a house on Bridgewater (gated court across from Merryhill school and the Country Club). It was valued at $800,000 in 2007 but now I am having a hard time selling it for $400,000. It is a nice quiet neighborhood and a fairly large and spacious house. It was my fathers who passed away in Feb. He bought it new in 1995 and it still looks very new, as does the entire area. The houses do seem to be overpriced in that area. One house 6 houses down and smaller went for $500,000 last month. You basically pay for the prestige and peace of mind the gate and security provide. I will say it is a very safe feeling neighborhood. The only problem selling it is that there are too many properties that are a lot cheaper.
