I am looking into buying my first home. Where do I start? I'm looking to purchase a condo in the west new york area.

Hi Vinit,

First you need to get pre-qualified to know how much you are qualified for..You have to see how much is the maintenance fee what it includes, Tax, and also if you are looking for a unit with parking. I am familiar with the area and will be able to answer any questions you might have.

Hi Vinit,

Before you get caught up in the excitement (and tedium as well :-)) of the actual condominium viewing, I would recommend you sit down with a mortgage/bank representative to find out what your buying budget is. It will really help to keep your condo search both realistic and stress-free as you already know what you can comfortably afford and thus not waste any time.

It will also help on the actual negotiations side as you will be a buyer that has already been prequalified, not just preapproved like others. It may induce sellers to choose your bid over others.

You should know when buying you really should have a buyer broker who can assist you through the buying process. In most cases a buyer agent will not cost you anything out pocket. They get paid from the listing agent at closing through the fee offered to them in MLS and paid at closing. this way you have someone looking out for you. if you do not know any buyer agents in this area, i can always refer one to you.

The buyer agent will refer you to a good local and trusted mortgage company who can prequailify you at no charge, they will be able to look at your financials and tell you what mortgage program will be right for you, what price range you should look in and what your monthly payments will be.

Start with an agent that can preview properties for you and help you focus your search. Keep in mind that your buyers agent commision is paid through the listing side so it is expert advise that cost's you nothing. Also consider co-op's in West NY, you will find an ample supply of both.
