We would like to list our home in Peachtree Corners (Neely Farm) soon. We did a top of the line complete 1st

floor renovation 4 years ago and probably spent more than we should have. At this point, we'd just like to break even. Our asking price will be higher than current homes sellng in our neighborhood but our interior is much more updated and has a lot more upgrades. What are our chances of a quick sale? How well is this area selling? How do we find an agent with a lot of experience in our neighborhood? Thanks!

The market right now is not conducive to fast sales. However, there is a buyer for every home, and it is quite possible that it could sell in a month or two.

Last year there were 12 sales in Neely Farm at an average of 54 days on market. The first quarter of 2008 two sales have closed, one in 34 days on market the other 89 days on market. Both were closed for around $500K - If you will be priced very much higher than that it may be difficult to close in less than three months,

I would strongly recommend a pre inspection, pre appraisal, home warranty to buyer, and staged listing. We have such a program called "Right Choice" listing. I have such a listing in Dunwoody that is getting lots of activity, priced at $405K, below appraisal. However no contract yet going into our 3rd month.

I replied to this post over two years ago. Why is it still coming up? The market is not good right now, especially going into the fall and winter. I would not recommend listing at this time if you dont have to sell. Next spring may be better.

Since you have done tremendous updating your home will be a showplace and Buyers do like the "updated, renovated, move-in ready" properties, as opposed to ones that need work and repairs. You should interview a variety of agents. I wouldn't necessarily just pick one that has the most experience in your neighborhood (specifically). Who's going to expose your home to ENTIRE market, including here on Trulia and other sites, who's going to present the home in the best light, ect...

The other part of the equation is negotations. What's the track record of the agent? Are they really going to get you top dollar?

If you're like most sellers, you won't do these things, which is why you see so many homes on the market, still. There's buyer's out there buying homes but they are savvy and they're starting to interview agents too!

I agree that you will need to sit down with a Realtor who is familiar with the Peachtree Corners area and do a market analysis for the area. You want to make sure your home is priced correctly. Peachtree Corners/Neely Farms is still a desired area and with the upgrades you are on your way. I have lived and worked in the Peachtree Corners area for 11 years so am familiar with the area.

While I agree with most of the comments here, the first thing you need to do is get a competent real estate agent to come to your home and complete a thorough market analysis of your home and other homes currently on the market and those that have sold in the past three to six months in either Neely Farm or within no more than one mile of your house.

Find at least two agents that have the experience in the market to help you price your home properly and then move forward from there. What you will find is that you either are in a position to try and sell or you are not. If you are great, put it on the market as soon as possible. If the pricing is not conducive to selling at this point then it sounds like you have a great home to live in with numerous upgrades unitl the market is where you need it to be.

In this market, improvements such as yours will make your home first to sell--provided it is priced the same as other homes. I am not in your specific area, but if you were in my area, I would say if you're looking for a qucik sale, it isn't going to happen.

I can give you a free comprehensive appraisal. This report will show you long you may have to wait for a buyer and will give you an opinion of value. The only thiing that I ask is to consider me for the job of selling your home. I do recommend you interview at least 3 agents.
