Hit every free site out there. I would also advertise it overseas as the dollar is so low right now. I have hits all over the world. Some of these sites are free to use. If you need any links email me back

Make sure you have placed the property on every web site you can find. This is where the buyers are starting the buying process today.

I would make sure that everything (all the extras and goodies) is stated in the MLS. Try to point out all of the excellent areas of the home. Get photos of the expansiveness of the home detailing, also, the finer points. Have floor plans made up and entered on the MLS.

Perhaps think about 360 tours or, if want to stand out from the others, get an "all direction" tour "like the tours on the HGTV annual home give away. You could even go to a local media college and hire a student to get movie shots similar to the style seen on Home Makeover.

The possibilities are endless. The only limit would be your vision and your budget.
