Is electricity included in the monthly rent for a residential condo in Manhattan?

I have signed a standard lease, Blumberg A101 for an apartment in Manhattan, NY. We did not discuss anything about the utilities. Now the landlord is asking me to pay the electric bill, but the lease we both signed does not require that. Am I really responsible to pay for the electricity? Any legal document I can send to the Landlord that proves I don't have to pay (as I think)? Thanks for any help!

Question is your building sub-metered or do the apartments get it through Con-Ed individually? (Submetering is when the building buys it in bulk and then bills it out to the owners on the maintenance bill as a seperate item)
If it is submetered the landlord should have specified that in a rider to the lease and that you would be responsible for it. If the landlord failed to do that, then he has not covered himself and you may very well have a legal point. (I am very careful on buildings that are submetered to cover that).
If it is ConEd and he is just keeping it in his name then he needs to cancel his service and itshould go in your name.
Legally you may have a point in the submeter section, but to be honest if he did not say it was included you ought to be paying it. Or negotiate an agreement with him. Don't take advantage of him, you will regret it.
You should assume Electric is yours unless you are told otherwise (as you stated you were not)

In 90% of rentals in Manhattan, electric is the tenant's responsibility. Heat & hot water are usually paid for by the landlord. There are a few buildings in Manhattan like Tudor City, Ruppert Yorkville Towers & a handful of pre-war building that only have 1 meter so electric is paid for by the landlord. Sorry, but I'm pretty sure electricity is your responsibility & I was under the impression that there's a section about utilities on the Blumberg lease- go through it again.

You might want to contact your attorney but electric was include it would probably be mentioned in the lease.
I do believe you are supposed to have your own meter, so it's unusual to have any electricity without arranging for it with the electric company, (Con Edison?) ,so if you've had electric I can understand why you are surprised..I'm surprised that it hasn't been turned off! Manhattan apartments usuallly include hot water , heat and hall maintenance, basic locks,and garbage removal unless stated otherwise in your lease. (Some buildings have central heat and air)

Hello Emme,

Generally on most leases utilities are not included in the lease and are to be paid for by the tennant. On the other hand, when it comes to a short term lease, sometimes the utilities are included, but that must be stated on the lease.

The renter is typically responsible for electricity.
