what is the market condition of homes on the water in Sag Harbor 11963? Are they increasing or decreasing?

The market waterfront condition in Sag Harbor/ Noyac is very strong fact being supply and demand .... The supply is very limited and decreasing fast ..... unfortunately there not much waterfront land available yet affordable to build especially along the Peconic Bay and the Harbor... I have several in 2-3 M RANGE... If interested please contact me , 917-620-6203

Did I say 344 homes? As of this morning, a few weeks later there are 555 home for sale in Sag Harbor.

I cannot blame realtors for fudging data because they are trying to earn a living and thus they have to pretend as if its the best market ever to buy or sell.

The numbers are available on this web site, a site we are all watching because we know its authoritative; no one is posting on the local Southampton Press web site.

The numbers are dramatic: there are 344 homes for sale in Sag Harbor, total units sales in the past three months are 3, less than 1% of inventory, and down from 36 from a similar period in 2006-07. Thats a drop of 90% in volume! The median sale price is $990k a number first reached in January of 2004, which is even more useless without confirming volume.

Use to examine other housing markets: San Diego, Las Vegas, Miami and others. You will see quickly that the Hamptons inventory to sales volume is now the worse in the country. Miami is in second place at 10% per quarter.

The previous answer could not be further from the truth. Sag Harbor waterfront is, and always will be desireable real estate to own. The official statistics are that 2007 over 2006, unit sales are up 48% and prices were up14%. These figures were published in the Southampton Press,week of February 13th and 14th. These records come directly from town transfers and county records.These figures are checkable and correct. So,when you want to buy a waterfront home in Sag Harbor,speak to a Previews Property Specialist.

Obviously plummeting, along with the rest of the Hamptons market. Waterfront is good to have and there will always be buyers, if you already own and don't need to sell wait a few years. If you are looking to buy wait until late summer that's when the smart money is betting that prices will adjust to market conditions.

Right now is the buying season and everyone is hoping for a miracle, in a few months reality will set in. Massive Wall St. layoffs are underway and lenders have withdrawn from the Hamptons market.
