I agree with Lee about the a single-family being a better investment; however, with condo prices dipping, if you can and will hold onto a condo long term (say 7-10 years), the chances are you can pick one up for a "good deal" right now. I advise all my clients that condo buying is essentially more about life style than investment and that single-family is really the better way to go. And in the instance that the condo is the way to go for you, make sure that you can rent the property in case you are unable to sell it quickly in the future. I would also advise you that as a general rule of thumb, the further you get away from the city, the probability of appreciation will drop for condos. In the end if you do buy condo, I suggest a smaller building (less competition to sell) that is not easily replicated (people love nicely renovated historic buildings), within walking distance to parks, shops, restaurants in a desirable neighborhood. Try something like the School House Lofts on North Avenue in Poncey Highlands.

Depends on when you are looking to resell. If you are planning to stay in it a few years, you should be ok. Right now, people are giving them away, so it is a great time for buyers! If you would like me to find you something in a specific area, please let me know.

Define "good investment."

In the condo, loft and townhome market, across metro Atlanta, the average sales price has remained the same for about 8 years in a row. It's dipping in many submarkets and many buildings.

If you want an appreciating real estate asset, then consider a multi-family or single family property on a quiet, tree lined street in a well-policed neighborhood that has excellent public schools and retail conveniences nearby.

I'm not sure what your price range is but I have a great townhome listing in Grant Park. It is located in a gated community and has a fenced yard and garage. It's a end unit so it feels like a single family home but without the maintenance! Please see the link below, my seller is MOTIVATED!
