That area is so large that the price per square foot varies from one neighborhood to another.

It is also best to get past price per square foot. It is only accurate if you are comparing properties that are very similar in size and features. For example, price per square foot is different for a two story versus a one story. Pool or no pool, who is the builder and difference in quality. I only concentrate on price per square foot where all the homes are by the same builder and are very similar. Get a Realtor to run a CMA for you.

If you want a quick idea of the value of any house, go to: http://www.cyberhomes.com you can customize the comparables that are used to arrive at the value. Only include those that have sold within the past 6 months and make sure the comps are in the same neighborhood. Original Carrollwood with deeded access to the lake will command a higher value than areas on the outskirts of Carrollwood with less well maintained neighborhoods with lower priced homes.

If you're just looking for "ballpark", you could always check Zillow.com. However, to get accurate info (and maximize your profit) get a CMA from a few different realtors that specialize in your area. Average pricing just isn't good enough these days. If the specific features of your home aren't considered in your pricing, you're likely to leave money on the table. Price it too high and it will lanquish on the market.

It will not do justice to price out a house without a detailed review of the house and then compare it with sales in close proximity of your house and in simelar size and condition.

Carrolwood is quite extensive and goes from 33618 to 33625 and others.......... My office is on Fletcher and I'd be glad to come and visit your property as a price per sqft can vary depending on many factors, i/e: water front, lot size, finiture and upgrades, pool or not etc........
