Which is a better buy?

1980 remodeled condo 3b,2ba, around 1400 sq ft near Fremont Hub in Sundale,
or a 1991 SFR in Newark, 3b, 2ba , around 1400 ft for around 530K?
School districts for both have pretty much the same rating.

I am with the SFR - here's something that you need to consider for future re-sale or even re-financing down the road. HOA dues, and Assetments - and ratio of renters to owners. What seems like an ideal situation for a Condo can leave a buyer facing increasing HOA's and struggles for resale. If they both meet your goals and desires - I think most agents would be inclined to go with the SFR. Good Luck

The answer is "It depends"

That seems to be the standard answer in real estate.

Right now in our market Condo's are Hot and SFR's are Cold! That could flip tomorrow. They are two separate buyer pools usually. You need to find an unbiased, experienced agent close to the area that can give you a factual analysis of the situation as it applied to you.

In my humble opinion the single family home would definately be a better buy. The Sundales are a little older and it's a condo. The Newark propertyis a single family home, close to the Dumbarton and it will always resale. Hope this helps and good luck.
