Personally Iâ€™ve only seen disadvantages when a person intends to purchase a property through a builder without a Realtor.
A Realtor can help you negotiate the best price possible and he/she will know where to start this negotiations. Sometimes buyers are led to believe that you canâ€™t even negotiate with the builders, and thatâ€™s not true.
There is a myth around that if you buy without a Realtor you can get a better price because the builder doesnâ€™t have to pay a commission. This is not true because the builders donâ€™t want to have their prices fluctuate too much because this will deter all appraisals in the community.
A good realtor with a good relationship with the builders might also help you negotiate better incentives. Overall going without a Realtor can be more of damage than an advantage.
Choose your Realtor carefully and make sure he/she is working in your best interest.
