Does any know the prior sale history of this property? Is this a good deal(its offered for $590000)

Right on Bluff master :) we havent seen anything yet. Home prices even now are not sustainable :) with inflation and cost of living on the rise I personally do not see this trend anytime soon

Thanks Lenin. But I strongly feel this is what the future holds in San Ramon. With a median household income of $123K, these #'s are not sustainable. Add to that the median residency in San Ramon is 3.1 years shows that there are quite a few 3/5 ARMS getting ready to reset.

Here is something very similar that closed last month...

Selling price was $607,750. If this price is accurate, that is a very good deal!

How much is the tax in 2007?

It is now listed at $680k. If it has no second loan, it shall have enough equity to cover an ordinary sale.

This house was sold at $854K by the builder in Dec 2006. This is a short sale, the $590000 is the starting price the bank(s) may approve. Offers will be reviewed by the bank(s) and it will take some time to close the transaction. Of course it is a better deal when the successful buyer can buy it below the market value.

On this Windemere Verrado home (3816 Highbury Way San Ramon CA), what will be my chances with an offer price in mid-high 600's. I have a FICO score around 840 and I am willing to put 20% down and has stable job for the past 13 years. How long does it take Coldwell Banker to come back with an answer? What is the best way to deal with the bank?

Prior history is not an indication on what market will bear. Always do the homework and get sold comps as well so see if it's a fair market price. In a short sale or REO, be prepared to play chicken meaning that you play one way, the bank will play another, who ever falls is the one that's chicken. Don't be that chicken! Play hard ball and show the banks that it's their numbers (or loss in potential $$$) that they are dealing with.

Hello Homebuyer,
Unfortunately this is a lie. It will never sell at this price. It is a new trick that agents are doing on short sales. The bank takes the best 2 offers on these and the price of $590 was only put out there to generate activity, and it was determined by the agent. I called the agent and asked if that price has been approved and he said no, the bank will look at all offers. This place will probably get at least 6 offers and close at over 725K. Unfortunately it is just a new gimmic. Let me know if I can help in any other way.
