Hi Carlos,

Consider a unit at Admirals Hill, in Chelsea, it is a Waterfront neighborhood with a combination of mid-rise bldgs. and Townhouse. The THs come in different sizes and the bldg. units are usually 2bed/2bath, have balconies and parking (2) spaces.

The Amenities at Admirals Hill are pools, newly resurfaced tennis courts, walking/jogging path along the Waterfront and it is close to the Airport, major hywys and just 6-10 minutes to Boston.

Thanks for your kind and expert reply. Yes, I live in Dallas but will be moving to Boston. I have been looking several properties and as you can see im doing my research of certain areas. I find this website and most important all of you experts in the field very helpful for somebody in my situation.

In the last 6 months 67 properties have sold (multi families, single families and condo). The average days on market are 147. The sale price to original price is 83%, which means places are selling for 17% off the original asking - quite drastic. Most properties are selling in the $150,000-250,000 range.
The number of properties on the market (multi families, single families and condo) right now are 283, based on the latest absorption rate (above) that means there is approximately 2 years worth of inventory on the market.
