talk to your agent and get comps. if you are not working with an agent do so and call`me
you can get 10 agents who tell you 10 things. it is only worth what the buyer will pay and the seller will sell it for

Hi, Garrett,
If you're working with a Realtor you can ask him/her to pull comps for you. That Listing is a Short Sale. The last one that I see Sold was on 1/1/09 for $220,000 (this was not a Short Sale). I do hope this helps you. If there is anything further that I can do for you, please contact me. I serve the Sarasota, Venice, Nokomis, Englewood and Osprey areas.
Best wishes,

Hi Garrett,
At the list price of $169,900 it's a steal. There have been 2 comparable sales in Central Park since the beginning of the year. One was listed at $189k and went to contract in 4 days at $180k. The second one was listed for $239k and sold for $220k. It also appears that unit 201 has had additional upgrades.
I would say RUN don't WALK!

Let me know if I can be of assistance.
