PAD, Home Seller in 20180

Lovettsville, VA???

Asked by PAD, 20180 Sat Jan 31, 2009

It looks like my employer is getting ready to transfer me, so am in the process of preparing my home to be sold. What can I expect as far as home sales in the Lovetttsville area? It seems like there is not much movement.

PAD,
There are about 70 properties listed right now in your zip code.

You are welcome to visit my website and view them all for yourself - this will give an idea of your competition and the price range in your area. Keep in mind though that every property is unique and needs to be evaluated in detail.

Simply enter your zip code in the Property Finder. Good Luck.

PAD. I am in the Leesburg Keller Williams office. Our KW offices are 3 of the top 4 brokerage offices in Loudoun county in terms of the number of sales we close.

I'd be glad to talk with you specifically about your home's value and help you strategize.

Homes west of Leesburg are challenging to sell... and since there are many unique properties there, I have no clue which yours is or how to tell you the market is without knowing specifically where your property is. Please contact me directly. You can also go to http://www.20175homesales.com and get a computer generated Market Snapshot (this is a Leesburg zip code, but it works in Lovettsville, too). If you are interested in statistics, you can check http://www.mris.com, they have some great reports available.

I would suggest talking with your employer about a "Relocation Package". See what assistance they are offering you to move. If you have more questions about relocation packages, then please post separately.

So far as homes selling, if it is a job related move, please consult with your CPA regarding tax implications. In light of the tax consequences you might see the costs of moving differently.

The bottom line is that homes sell in any market. The key is VALUE. Buyers will buy a home if the value is high enough. Particularly when it is a job-related move at the request of the employer, the cost of relocation, including loss of equity and home value, should be part of the negotiations.

Like most areas in Northern Virginia, Lovettsville is a tough market. In order to sell your home, it must shine like a new penny and it must be priced aggressively. You're going to be competing with short sales and foreclosures, so you'll have to be realistic about what price the market will bear. If you send me an email, I'll send you a free e-book about preparing your home for sale.
