What do you all think of the Central Cocoanut neighborhood in Sarasota? I have discovered that there are

some very reasonably priced single family homes in that area.

This is an artsy, well located neighborhood where the locals are currently buying due to reasonable pricing and the convenience to the arts and Gulf beaches. Downtown is within walking distance and it seems as though a new fabulous boutique or restaurant opens there monthly! I would suggest that you check the police reports if you have any safety concerns about the urban setting . You'll find with old Florida bungalows that are currently there and the new homes being built that growth and opportunities will quickly evolve in this area of town!

Potential! Area in the process of change . This is a hard time for the area due to the changes coming through, old that do not want to move, but can no longer keep up with the up keep. Young with little or no options. Many of the homes have not been kept up.I am not a Realtor ! I am a buyer and I want the truth, I am not trying to out bid or under sell anyone. I have seen houses that are down right ready to be torn down and others that just need TLC. Prices are getting higher everyday . I looked at a place with roof, water damage that was in the 20's now moving to the 30's... So I say buyer beware, look "well" at property, a lot of termite damage harder to see, get it inspected and really stand around and see who lives there. Walk around and see what is going on . I will also say get in your car drive and park at night watch what is going on. This is a good place for the right price, things are moving and changing quickly. If you can find a good place at the right price, with a good neighbor policy ... jump on it!

Great area and great potential for growth, as long as you aren't afraid of the fact that it is practically a part of/right next to the ghetto of Sarasota. It's smack in the middle of Newtown (known as the ghetto) and the more uppity large condo buildings. The more West you are in Central Cocoanut, the closer you are to the uppity side. I bought a foreclosure and have lived in central cocoanut for a year and a half and have had no problems here. I have older retired neighbors that are very kind to me and watch after my property when I'm not home. It also helps to have a dog around here too. There are loads of properties around here for sale for practically just the cost of the land, but they do need work as many have been abandoned for more than a year and homeless people tend to find their way in through broken windows.

I think that there is tremendous upside to the Central Cocoanut area in the coming years. You probably already know why it's a great location, and it is a neighborhood with some history and charm. As you have seen, you can get a small single family home for a reasonable price. This should allow you to make some improvements and reap the rewards as the market rebounds in the coming years. I'd take advantage of current market conditions and make the best deal that you can today.

For those of you who aren't familiar with Central Cocoanut, it's basically along Cocoanut Avenue between 11th and 22nd Street, but the eastern boundary of the district is the railroad tracks and the western boundary is Tamiami Trail. There has already been a lot of redevelopment along the Trail (Broadway Promenade, San Marco, etc.) which spur future renovations and redevelopment within the district. This is a great neighborhood for access to parks, the arts, campuses, the bay, etc. I like the potential here.
