ACRIS: Online City Register on the NYC public website will give you the most recent sale prices in your coop.

You can start with researching closed properties-expecially on Trulia-to familiarize yourself with prices in the area. The Managing Agent and the Board usually send out a list of closed properties in the building.

If you know your neighbors, you may want to ask them if they know recent sales prices in the building.

The NYTimes offers information regarding sale prices as does Street Easy. A good real estate search engine is quite helpful.

The best way is to call a broker.. have them do a market analysis.. comps in and about the area.. Then you will have a correct answer to your question.

You can try contacting the Managing Agent and asking what the range of selling prices has been recently for apartments similar to yours. You can also contact several real estate agents and ask them to prepare a CMA for you. Looking at all the information, you should have a better sense of the value. Good luck Basil.

You'll also have to know if you have a chance of passing the coop board. Just because you have the $ for the deposit and your monthly mortgage payment, doesn't mean that they'll approve you. Speak to some neighbors and some Realtors to help determine what the board is looking for and what the apartment is worth.
