Hi Sean,

If you're thinking of selling your home, don't just hire an agent to put a sign on your lawn. There are many variables in the market and everyone's situation and expectations are different. Any real estate broker can advertise your property on the MLS or the internet. So please make sure that the agent you consider to hire to sell your home has a marketing plan in place.

I specialize in NE Philadelphia, Lower & Upper Bucks and offer a network office location in Upper Southampton.

If you need assistance, I look forward to hearing from you.

Sean,
I actually work out of the Feasterville office and I'm well aware of the local market conditions. Our office is located off of Street Rd., behind the Subaru dealership.

Many people are looking for ranchers in our area and the fact that you have a large lot, gives your house that extra edge. Make sure that your house is in good condition and is priced well and it will sell. I just sold a house in Feasterville, near Bristol Rd and Brownsville and it was sold in 32 days with multiple offers.

Internet exposure is extremely important in this market, so make sure you hire a Realtor with strong web presence. If you wish to see where I advertise my listings, please visit my home selling page at http://www.ephiladelphiarealestate.com/Sell-Your-Bucks-Count… or visit my website at http://www.ephiladelphiarealestate.com.

Hope this information helps. If you have any questions, please don't hesitate to contact me anytime.

Best regards.

Sean, the time to go on the market is NOW. The inventory is still not too high. If you wait until April, you will have many more houses in competition with yours. Be agressive, price it right, market it properly and your home will sell. Feel free to call to discuss.

Hi Sean, The spring market is here. Last weekend all agents in our office reported that thye had many people at the open houses. The market is not as good as it was 2 years ago.. Homes in good condition priced right are selling quicker that others. Homes in certain price range are selling quicker. Your home would be perfect for first time buyers as well as retiring people. I will be glad to give you a free market evaluation .You can look up available listings at http://www.gitabantwal.com. I can also offer a free over the net evaluation which may not be as accurate as if I came and looked at your house.

Most market areas have been affected by the housing market concerns. Feasterville/Trevose area included. If you have owned your home for more than five years, you will probably see a benefit. If you have owned it for less than that, then you may see a loss.

Give me a call or email. I can provide you with a free realistic market analysis of your home and some marketing techniques to get your home sold in a timely fashion.
