It's beautiful location popular with boaters and folks who love to fish and crab. If you are expecting to rent your unit out, the rentals in this area are not what they are on the beach in Gulf Shores and Orange Beach. If you're going to live here, it is a peaceful and quiet location without the beach traffic to contend with.
As mentioned by Vicki, there are foreclosures for sale in Sailboat Bay. Be aware of how that has affected values before you make an offer. I recommend that you hire a Buyer's Agent. It's not in your best interest to do your negotiating with the same real estate agent that has a unit listed for sale.
I also recommend before you make any offer, request a copy of the condo documents and the Owner's Association Rules and Regulations, plus the current and last three years association budgets. This will give you a good picture of the financial health of the condo association and reveal what expenses the dues are being spent for. There should be substantial financial reserves in the bank to cover building depreciation items, such as replacing the roof. If not, be very wary, because adequate reserves are required by law. Any shortage needs to be explained.
