Monroe, you spell negotiate with a "t" not "c." And, Jen, I wouldn't worry about whether your buyers agent is an "ABR" or not. Just make sure you work with a buyers agent who is focused and incentivised to protect your interests, not the sellers, only (don't work direct with the listing agent on the property).

Now, to answer your question: Last sale price was $470,000 bought in 2005 putting it very close to the current asking price. Good news is, according to the public assessors data, they financed only $63,000 so unless they refinanced at some point the current owner shouldn't be anywhere near short sale territory - good news for your negotiations. you can find sold data online in the public records.
