Aaron, Home Buyer in Greenwood Village, CO

Looking for a home close to Denver Tech Center. My price range is 300-375 K?

I am a first time home buyer. I am planning to stay in the house for 2-3 years and then treat it as an investment property. The first property I looked is Windemere Townhomes in Greenwood Village. I am not sure if that is good location to invest. Any suggestions?

The best buy I see in the area is 8722 E Fremont. Here some other addresses that look like they may work for what you are doing: 7755 E Kettle, 5652 E Weaver, 6029 E Briarwood, 7870 S Valentia, 6027 E Briarwood, 6042 S Newport, 7538 E Mineral, 7486 E Long. The main reason I like Fremont is because this neighborhood historically has a low inventory of availalble homes and the area is great....close to everything.

You’ve chosen a great time to buy especially since you have the $8,000 tax credit available and the low low interest rates! What other investment is appreciable, depreciable(as a future rental), deductible and liveable? Everyone should have real estate in their portfolio. Smart move! As they say location, location, location and I believe you have selected an appropriate area for your goals. Meeting with a Realtor to help you out should be on the top of your list. Hire an agent to work exclusively for you to find and negotiate on your behalf. As a buyer and investor you would need to balance upkeep costs versus HOA levels. My biggest caveat for you with the townhouse is the level of reserved funds in the HOA, history of HOA payments and any immediate or thematic issues. I am happy to show you the property in Windemere and specifically discuss the available properties in Greenwood Village. Let's keep in mind utilizing your $8,000 tax credit. Give me a call.

Depending on the specs for the home you need (type, beds/baths, square footage, etc) there are a ton of options that might work for you (used my site and came up with 139 possible properties). Overall, the location you have chosen, DTC, Greenwood Village, are probably (again depends on the exact property) good investments and should be very rentable down the road. I have looked at the Windemere development and like the property, but there are a bunch of additional locations that also may work well for you. My suggestion (as always) is that, if you aren't working with a Realtor that you do so; they can help greatly in your search, to help find a property that meets all of your current and future needs and then negotiate best price and terms.
