I'm looking to purchase a few single family homes in the Dallas Fort Worth area. I'm primarily looking for

foreclosures. The problem is I live and work in California and I'm trying to find an experienced agent specialized in foreclosures as well as a reputable property managment company and a dependable rehab team.
Any advice and help would be greatly appreciated.

I do sell foreclosures and have a couple of good rehab teams. I don't do property management, but I can refer you to who I consider the best property manager in Dallas with several hundred homes under management. I can tell you foreclosures are not always the best deals, especially purchasing long distance. In my experience, rehabbing is really a hands on experience and very difficult to evaluate and manage long distance. There are several different strategies though. I would be glad to help you if you have not found anyone you are happy with. I have sold foreclosures for trhe last 7 years. My latest deal was a HUD foreclosure purchased for $60K less than appraised value that needed minimal rehab! These type deals don't happen every day, but you would be suprised how many good ones are out there if you know where to look...which I do.
I have a number of contractors who have worked on the home I am rennovating that do excellent work at a conservative price. I can also hook you up with my company's property management department. Call me or send me an email to find out more.

I am from the Bay Area myself, and have been in the DFW are for over a couple of years now. I am a Realtor in North Dallas, specifically focusing most of my time on the 75287 and 75252 zip codes of the city of Dallas, located in Collin County, in the Plano ISD (School District). I have found this to be one of the best places in DFW, however I cover the whole Metroplex, and there are many other great places. I am in touch with several investors who have properties already leased trying to sell them right now to purchase other commercial investments. I have a great network with other properties also vacant and property management and rehab companies as well.

We preview these properties for you, will give you our assessment and send you a virtual tour we create for you of the ones you deem worthy of following through with.

Once you decide on the one(s) you'd like to purchase and we close on them, we have GC's and all kinds of trades we use reliably all the time that we can put to work on your behalf to get your home(s) ready to rent. We also have worked with several property management companies and can refer you to one that is awesome, has stood the test of time and down markets.

We're working with one investor right now who's doing a re-hab in an historical district just because that's his thing. They took this home down to the studs and re-did the foundation. It's a complete re-do. He's so pleased with the work of the contractors and we should be putting it on the market soon for a whopping profit.

Since you said any advice and help would be greatly appreciated, I just wanted to mention that builders are trying to get rid of their surplus inventory and you can get some really great deals on new homes, too. The nice thing for you about being an absentee owner of a new home is that someone else fixes everything for you for at least the first year. You've got an extensive warranty on all the major components - roof, A/C, foundation, etc., so depending on your strategy (how long you'll hold), you may not get dinged for any or much repair expenses. Just a thought, but you can get the same type of deals as foreclosures and not have near the expense.

We also work with you to make sure you are talking to your CPA or whomever does your taxes to fully depreciate your assets so that you'll get the maximum tax benefit from them as well.

I would suggest working with an agent local to the areas you plan on acquiring properties. Example my focus is in Collin County.

Hi Mike,
I have investment properties as well and my husband and I run a property management company for investors from California to the UK, France and even some scattered around Asia. We also are very familiar with the section 8 process.

Obviously we have contractors that we work with constantly.

It is true that foreclosures are not always the best deal out there... but there are many that are.

I do not specialize in foreclosures, however I do specialize in SHORT SALES! I have several properties right now and will be expecting more, that is what we market to specifically. I also have a management company that I utilize as well. They have over 130 properties right now and are ramped up for more. They can also oversee rehabs as well.
