We're working with one investor right now who's doing a re-hab in an historical district just because that's his thing. They took this home down to the studs and re-did the foundation. Since you said any advice and help would be greatly appreciated, I just wanted to mention that builders are trying to get rid of their surplus inventory and you can get some really great deals on new homes, too. The nice thing for you about being an absentee owner of a new home is that someone else fixes everything for you for at least the first year. You've got an extensive warranty on all the major components - roof, A/C, foundation, etc., so depending on your strategy (how long you'll hold), you may not get dinged for any or much repair expenses. Just a thought, but you can get the same type of deals as foreclosures and not have near the expense.
We also work with you to make sure you are talking to your CPA or whomever does your taxes to fully depreciate your assets so that you'll get the maximum tax benefit from them as well.

It is true that foreclosures are not always the best deal out there... but there are many that are.
