From what I was able to see, this property used to have a mobile home on it and it showed to have a septic system in place.

If the septic is still in place, I don't know it's age or if it is rated for 2400 Sq. Ft. That is the total size of the 2 bldgs being offered in this listing. I think the minimum septic is rated for 1,500 Sq. Ft. Sometimes they are rated by number of bathrooms. Depends on the standard used.

From what I can see, the lot size is about .2296 acres, so I'm not sure that is enough room for the 2 structures and separate septic systems.

Dear Chris,
Here is the update on this property. It originally had a mobile home on it and was last for sale on 9-15-2003. Apparently it sold outside of the Austin MLS as there is no record of the sale. The mobile home was removed and the new owners have transfered two standard construction "vintage" homes onto the .22 acre lot. The homes were in the process of being filmed for "Flip That House" when the investor ran short of funds. Both of the homes have a new pier and beam foundations. The Sellers have the new septic permit and plans for both homes. The houses need about $40-60K worth of work to be livable. House #1 is 1700SF and needs a new roof and misc repairs and house #2 is 650SF. I am in the process of getting new photos of the current condition of these homes. The sellers do not have it listed in the MLS at this time. I know they will consider offers over $210K. Please let me know if I can help you further. It appears that one of the Sellers is a Realtor. Please make sure you have your own representation should you choose to purchase this home. In the state of Texas the commissions are all paid by the seller, so it costs you nothing to have representation. Good luck and call me if I may be of further assistance.

Dear Chris,
For the record Travis and Hays county calculate the size of the septic on a couple of things: square footage of house and number of bedrooms. The number of bathrooms does NOT matter. The bedrooms are what counts, because the water usage will depend on the number of people living in the house. Bear in mind any room with a closet is considered a bedroom. So if your study/office has a closet the county probably counts it as a potential bedroom. You can contact the county to get the specifications for the size home you are considering. Good luck!
