This is WHEN & WHY you need a professional LOCAL Realtor! An agent that is working for you, will show you all the comps including actives, pendings and solds broken down by $ per sq. ft. etc. The internet is a GREAT place to gather information, including sites that contain pricing algorythms, but when you are down to placing an offer, you NEED a Realtor working for YOU! The Realtor is paid out of the Sellers proceeds. My advice is to find a LOCAL agent, go to open houses in the neighborhood and "interview" agents and allow them to help you.

To price any property correctly you need to have a meeting with a real estate agent (preferrably me) and look at property comparables of what the last one/s sold for, what upgrades did they have and location (end unit, view, private yard, etc.).
