That's a tough call Stacy. As I'm sure you are aware, Realtors work and earn their dues based on sales and commission. In this situation where the property is being sold by owner, you should ask the owner if he is offering commission to agents involved in the transaction. In this market many seller's going at it alone are offering compensation of some sort to entice agents to help them procure a sale. If the owner is not, and you want to pursue purchasing the home, then you truly have to go at it alone. Aside from commission, Realtors also work under ethical and legal guidelines, therefor cannot guide you or assist in providing numbers or contract guidance if they are not involved in the transaction. However, regardless of whether you are under contract with your agent or not you should be honest and upfront and let your agent know that you are going to pursue a FSBO if such is the case. You don't want to go behind their back (it's just not good karma). If you feel that your agent has been professional and worked diligently with you then you might want to consider compensation to the agent of other sorts for their hard work. Also, don't forget referring the agent to others. Just because they did not get to work with you on this one deal, because of your good reference to others, they might get to work on many deals because of you.
