David, Home Buyer in Atlanta, GA

Looking for recommendations of mortgage brokers or lenders to help with move to D.C.-metro area from Atlanta

My wife and I currently live in Atlanta, GA. We will be moving to Washington D.C. We would like to purchase a home either this month (March) or next month (April). However here's the catch: we'd like to purchase the home now and handle any remodeling and repainting before moving up to D.C. So in the interim, my wife and I will continue to work in Atlanta and earn our present salaries before moving up to D.C. in September 2008. I already have a job lined up and an official letter stating my new salary ($130k/year) whereas my wife is a nurse practitioner which is a really hot field in terms of demand for new workers in D.C.

That said, with one mortgage broker, we hit resistance because they said "we cannot count your salaries because they're in Atlanta" and not D.C. This seems a bit short-sighted, yes? Our FICO scores are excellent: 779 and 777 and we're looking to put 20% down on a home. We currently do not own a home (we're renting) in Atlanta.

Any recommendations?

Washington First Bank is the BEST bank in the region. It is local, which means there is Much better customer service. I just got my home equity account through them, and plan to refinance through them once my renovation is complete. Call Betty Devilla at (202) 587-5845 - she is amazing.

Dear David,
That sounds a bit shortsighted from the broker, especially b/c you have documentation of your new salary. Below are are broker and lender I recommend. I have personally used Matt Piester to purchase several tricky investment properties, and I have used Barbara on one of mine as well. Remember that rates are volatile right now, so ask if you can "lock and float down" your rate, meaning you lock a rate once you go under contract, but you get to float down once in case rates fall before you close. Agreed, I've was surprised that a lender would balk at a couple that had excellent credit (779 and 777 FICO) and 10-years of salary and credit history, and yet balk by saying your salaries are currently in Atlanta and not D.C. A bit curious. Almost like giving up good business; particularly because we're ready to put 20% down on the new home.

Any other recommendations as to brokers or lenders welcomed. Thank you!
