I'm looking at purchasing a 2 bedroom townhome in Verona or West Orange because Montclair is out of my price

range. What are the differences between both areas? Also, how desirable is Verona in comparison to the other towns in Essex County?

Verona and West Orange border each other and the park is lovely. West Orange is just much bigger with a much larger school system. Verona does not have that many condo complex's nor does Montclair. West Orange has the most to offer as far as variety is concerned in price ranges from $350-550,000 being the most common. Livingston offers condos. Have you ever considered Montville which offers country living, lots of spacious condos and low taxes in Morris County and access to major highways.
I can send you community reports on all of the towns mentioned as well as a Home Market Report for each and this might help you decide. I also have a townhome in West Orange in The Highlands which is a lovely community with beautiful golf course vista right off of Oval Road in West Orange. It has a beautiful location backing onto extensive woodlands.

Hi Damien,

Verona was one of the hottest towns during the run up in prices from 2002-2005. It is a very nice place to live. However, there are not too many townhomes there, so you are more likely to find something in West Orange in a townhome.

West Orange is a much larger town, with many areas differing in density, mix of land uses, etc. There are some very nice townhouse complexes there.

Montclair, Verona, and West Orange each have different features to offer their residents. Montclair has several train stations with direct access to NYC and a variety of restaurants and shopping which allow a resident the freedom to eat at a different venue every nght. Verona has a small town feel, a school system consistently ranked 30% in the state. West Orange is diverse with neighborhoods that are very different from each other within the city itself.

When shopping for a townhome you need to evaluate how the taxes and the maintenance fees of the townhome community are going to affect the price you can spend on the townhome. Also pay attention to assessments the homeowners are paying or are scheduled to pay and any additional issues that will affect financing options.

It is now 5 months later and we know nothing of what Damien thinks of our comments. That's a shame. There are some nice units in Montclair now- is $199,000 too much?

My opinion, check out Verona or West Orange for sure. However, don't discount Montclair yet as prices are falling. Look for homes that have been on the market for a long time. Try finding 5 homes you could see yourself living in and make offers. We have had a lot of success with this technique. Our agents are very experienced in handling the dreaded short sales also, so if you are interested in making a deal, let us know and we can look into short sale listings and check status with the bank/owner.

WO taxes are now higher than MTC or Verona, differing with my colleagues here. Your situation and goals for a home, should come into play. Schools? Verona wins. Choices? WO because it s bigger. For Long term value and Q of L , Montclair. 5 train stops important to commuters. Desirable is like attitude. What is it exactly? Can you put some tangible descriptors on it?

Verona and west Orange are both lovely towns. However, they're not exactly Montclair. I fyou're looking for a town similar to Montclair - bustling, hip downtown with restaurants, movies and shops, easy commute to Manhattan via Midtown Direct train, then you might want to look into South Orange. Very similar to Montclair in architecture and community. There are a number of new (and slightly older) townhouses and condos. Verona and West Orange are lovely towns, but not really comparable to Montclair. If you are looking for a town like Montclair - sophisticated, hip, great downtown with movies, restaurants, boutiques, a great commute to the city via Midtown direct train - then you might want to consider South Orange or even Maplewood. Very similar in feel and lifestyle, but a bit less pricey and the taxes are cheaper. I do have a 2 bedroom 2 bath condo a block from train/downtown on the market now for $349,000. I am not sure what is your search status at this point and I hope that you have made a purchase in either Verona or West Orange.
The reason I am writing is that after reading your question again I wonder if you really checked all your options in Montclair. I recently helped Andy (another Trulia home seaker) and we checked a townhome located right by the train station and close to town. It was 2 bedrooms and 2 baths. I have a lovely three-bedroom townhome in West Orange at the Highlands. This townhome has the best location within the development because it is right on a lovely, private wooded greenbelt. It's really close to the club house and there are lovely vistas of the golf course - a plus over other condo communities. It shows beautifully with mostly neutral colors . Four levels of living with a finished basement, eat-in kitchen, bonus loft over looking living room, central air, central vac - the owners are willing to look at lower offers. Verona is a very much desired town, as is West Orange. Verona's taxes can be a little on the higher side. What is your price range? Verona and West Orange are both my marketplace. I'd be happy to send you some listings of available townhouses - just shoot me an email or give me a call.
