Is there anyway to make an out right offer for the home?

You can try to make an offer on it, but the way most Lenders are operating these days, they are not very likely to respond to your offer. They are simply inundated with files right now and there are several specific forms and pieces of information they need to even begin to work the file. You are very likely to be on hold for long periods of time and / or forwarded to a voice mail box that is full and no longer taking messages.

Find a Realtor that you like and that works with auctions and let them help you put together an offer.

If that is the one I am thinking of, near Beard and Brooklyn Blvd, it has freeze damage and needs to be repaired before it can be inhabited.

Hi Janet, I didn't see a specific address for the house you're referring to so it will be hard to give you a specific answer to your question. Generally speaking, however, sellers are anxious to sell their homes and banks are anxious get homes out of their inventory and off their books, so I would say there are always options. I would have your real estate agent contact the agent that is listing the house (or previous agent if it's not currently listed) to get more information and find out what your options are.
