Visit my website to see if this condo community is approved for an FHA loan allowing for 3.5% down, if not I don't see a conventional loan as it's below $100,000 and banks see too much risk in a loan this low so that leaves a cash sale.
Link to website: http://brokerdave.topproducerwebsite.com/home.asp look for 'FHA Condo Loans' button on right side of home page.
And here is a link showing all the condo's currently available in this Condo Community: http://mfr.mlxchange.com/Pub/EmailView.asp?r=1379855049&

When I researched this community. Fees were ranging all over the place. From a low of $170 a mo to a high of $254 mo. the avg was $182. The size of the unit must make the difference.
Remember, cash is king in these condo purchases. Difficult to get financing in some condos communities and even harder to get a loan below $100,000 and even harder yet below $50,000.
Banks are just not taking the risk. Visit my website for more details about the area. Let me know if I can help
By the way property taxes were ranging from $2000 a year and up from there depending on the unit.
