Brinda, Home Buyer in sanjose

Hello, We are interested in buying a house in Fioli,Windemere, San Ramon. When they first listed back in?

jan-2008 model 2 were at higer 400K and now in Feb it is repriced at 530-540K. I cant afford more than 470K, should i still consider Fioli-model2. With hard negotiation will i be able to Fioli model 2 at my price or invest my time in other properties.

I would wait 6 months. With the bulk of mortgage resets occurring April-Sept, the bulk of the foreclosures will occur in the 2nd half of this year. That will not be good for prices.

I would avoid buying if you can hold off. Many factors indicate a continuing deterioriation in the housing market. Well into the forseable future. The SRV area is overpriced at this time relative to historical norms and average incomes. Remember, your gross income x 2.5 = price of home you can afford. Good luck.

you seem to be knowledgeable about san ramon. I have one more q?. If they are not going to reduce the price, will I still need an buyer agent. What advantages will i have if i go with buyer agent for Fioli.

I was with a client at the Fioli models on Saturday, they are so well priced at a range of $257 - $261 a square foot and they were swarmed with people, so why would they negotiate. They have people waiting for the next release and it's first come first serve. The first release of 28 went the first weekend or day. The next group of 6 will most likely be gone on the first day. The townhouse style condos have a very nice layout, size, location and price.
There are 18 properties with a minimum of 2bd/2ba under $470K in San Ramon, 1 is located in Windemere. If you are interested in seeing any of these properties, please email me as I would welcome the opportunity to help you find your perfect home.

It seems there is lots of interest from buyers in these homes and hence builder started increasing price. May be it was builder's marketing strategy to keep price low for initial release and then they strated bumping it up. I hear they are sold out till Dec 2008.

If Centex is not able to sell model2 in future, you may be able to get your price Otherwise, party is over for the low price.
